Flooring in Essen

Under some Essen carpets lie PVC tiles from the reconstruction years, under others strip parquet that only needs care. Our expert team first checks what is there and then lays the floor that suits the building and its use.

What matters in Essen

In the post-war flats of Holsterhausen, Frohnhausen, Altenessen and Borbeck we often find several layers: carpet on PVC, beneath it old tiles with black adhesive that should be tested for harmful substances before removal. Screeds are often thin and uneven, and impact sound between floors is a constant issue. Many period houses in Rüttenscheid and the Südviertel still have oak parquet, as do the villas of Bredeney. Office buildings call for hard-wearing carpet tiles or linoleum. Because the region gets a lot of rain, we measure residual moisture on ground floors and in basements with particular care.

Our head office on Ruhrallee in Essen manages all flooring work in the Ruhr area. On request, the expert team of the flooring division comes for a site visit, lifts the covering in an inconspicuous spot, measures moisture and flatness and shows you samples in the room itself. Your contact person plans removal, levelling and laying in one go and agrees dates with tenants or your business. The resulting quote is free, non-binding and lists substrate work separately.

Focus areas

Typical jobs in Essen

  1. Removing old coverings with caution

Old tiles and black adhesives from the post-war period can contain harmful substances. We have suspect material analysed before removal and base the procedure on the result.

  2. Flatness for thin screeds

We prime, resin-repair and level uneven, cracked screeds before the new covering goes down. Only then do click joints stay closed and design floors show no telegraphing later.

  3. Quiet between floors

In apartment houses with poor sound insulation we choose build-ups with suitable impact sound underlay and keep perimeter gaps clean, so footsteps are not carried into the flat below.

  4. Durable floors for landlords

Property managers in Essen get easy-care, long-lasting coverings in coordinated designs for rented flats, so single rooms can be matched later without renewing the whole flat.

FAQ

Frequent questions from Essen

Your question is not listed? Call us or send us a message – we answer personally.

There is black adhesive under the old PVC – is that a concern?

Only a material sample can tell. In buildings from the post-war decades, tiles and adhesives were used throughout Germany that may contain asbestos or other harmful substances. So do not sand or chisel anything out yourself. We arrange the analysis and then decide whether the covering is removed properly or safely covered over.

Which flooring proves itself in rented flats?

Landlords need coverings that survive tenant changes well: good vinyl or laminate with a high wear class in living rooms, and moisture-resistant design flooring in the kitchen. Long-term availability of the design matters too. For managers in the Ruhr area we can define a standard that is reused in every flat of a portfolio.

Can you refloor office space in Essen without interrupting business?

In most cases this works in sections. We work in the evening or at weekends, clear only one zone at a time and use fast-setting levelling compounds and adhesives. Carpet tiles have the advantage that furniture can be moved in stages. We agree the sequence in advance with your facilities staff and the departments.
