The period flats of Prenzlauer Berg, Friedrichshain, Kreuzberg and Neukölln have wide pine floorboards, often painted red-brown and with open gaps. The grander flats in Charlottenburg and Wilmersdorf have oak parquet in herringbone or strip pattern. Is it worth sanding old Berlin floorboards?
Usually yes, as long as enough timber remains above the nails and the boards sit firmly on the joists. Old coatings can be sanded off, and gaps are filled with slivers or flexible filler depending on width. We replace badly damaged boards with reclaimed ones of the same width so the overall look stays coherent.
As a tenant, may I have a new floor laid?
Floating floors that can be removed without a trace are generally considered unproblematic. As soon as anything is glued, screwed or an existing floor is taken out, you should obtain the written consent of the landlord. We describe the planned build-up so that your property manager can decide on it quickly.
My neighbours hear every step – what helps?
Footfall noise travels easily through timber joist ceilings. Floating build-ups with a heavy, elastic underlay, soft coverings such as carpet or cork and consistently free perimeter gaps are effective. Do not expect miracles from historic ceilings, but a clear improvement is usually achievable. We check the available build-up height during the site appointment.
