Drywall construction in Berlin

The Berliner Zimmer, converted attics and factory floors with plenty of headroom call for drywall work with a feel for old fabric. Our Berlin team builds walls, ceilings and linings in flats, offices and commercial courtyards.

What matters in Berlin

In the period houses of Charlottenburg, Schöneberg, Prenzlauer Berg and Neukölln, large flats are being re-planned, and the typical Berliner Zimmer, a walk-through room at the corner of the building, often gets its own corridor. Timber joist ceilings, stucco and crooked walls dictate the junctions. New flats under the roofs are subject to strict fire protection rules. In the commercial courtyards of Kreuzberg and Wedding, tall factory floors become offices and studios with meeting rooms and acoustic ceilings. In social conservation areas, known as Milieuschutz, changes to floor plans may need a permit. Brandenburg adds attic conversions in houses.

Drywall work in Berlin and Brandenburg is done by our regional specialist team, scheduled from the head office in Essen. We inspect the rooms, check load capacity and condition of ceilings and walls, and discuss which stucco mouldings, doors or exposed beams are to be kept. Your contact person coordinates delivery via stairwell or courtyard, informs the property manager and liaises with your architect. If electrical, painting or flooring work follows, our other divisions take over. You pay nothing for the quote and enter into no commitment.

Focus areas

Typical jobs in Berlin

  1. A new use for the Berliner Zimmer

A light partition with a fanlight creates a separate corridor without robbing the room of daylight. We make junctions to stucco and floorboards carefully and reversibly.

  2. Attics with fire protection

When fitting out space under a Berlin roof we install the linings and fire stopping that the fire safety concept specifies, and document build-up and materials for acceptance.

  3. Factory floor becomes office

In tall commercial spaces we build room-in-room solutions, glazed partitions and acoustic rafts that keep the loft character yet create quiet zones for meetings and calls.

  4. Keep the stucco, hide the services

Instead of suspending the whole ceiling, we route cables in friezes, boxings or wall linings. Ceiling roses and mouldings stay visible while lighting and ventilation find their place.

FAQ

Frequent questions from Berlin

Your question is not listed? Call us or send us a message – we answer personally.

Can a Berliner Zimmer be divided sensibly?

In most flats, yes. A light stud wall separates off a corridor, so the rear rooms are no longer reached through the room. Fanlights or glazed panels bring daylight into the new passage. Because the wall meets floorboards and stucco, we plan fixings and joints so that it can later be removed almost without trace.

What applies to floor plan changes in a Milieuschutz area?

In social conservation areas the borough office examines building changes for their effect on the make-up of the resident population. Floor plan changes may therefore need a permit. The urban development office of your borough knows whether your building is affected. We start only once this is settled and supply the necessary building description.

How does the material reach the fourth floor without a lift?

Plasterboard and profiles are bulky, so we plan delivery in advance. Depending on the building, we use the stairwell with full protection or an external hoist from the courtyard or street. If it stands on public ground, a permit from the borough is needed, and we allow for its lead time in the schedule.
