What matters in Essen
Housing in Frohnhausen, Holsterhausen, Altenessen or Steele mostly dates from the decades after the war. There we meet many layers of old paint and wallpaper, and uninsulated outer walls whose corners easily grow mould once airtight windows are fitted. Rüttenscheid and the Südviertel have late nineteenth century houses with stucco facades, Bredeney has villas with elaborate woodwork. The damp, mild climate of the Ruhr area favours algae and green deposits on weather sides and insulated facades. In colliery estates and on the Margarethenhöhe, colours are often prescribed because heritage protection or design bylaws apply.
Painting work throughout the Ruhr area is planned by our head office on Ruhrallee in Essen. On request, the expert team of the division comes to you, checks the substrates, measures the areas and discusses colours in the light your rooms really have. One contact person guides you from measuring to acceptance and coordinates scaffolding, dates with tenants and other divisions if needed. You then receive a free, non-binding quote that lists preparation and coats separately.

Typical jobs in Essen
Tackling mould at the root
In post-war flats mould usually sits in cold outer wall corners. We remove it properly, treat the substrate and explain the part played by thermal bridges, furniture and ventilation.
Facades against algae and grey film
Weather sides turn green quickly in the rainy Ruhr region. We clean the surface, repair cracks and choose a coating system that suits the existing render or insulation.
Colours in protected estates
If heritage protection or a design bylaw applies to your house, we clarify the permitted colours in advance and, if you wish, submit samples and product data to the authority.
Tenant changes without vacancy
For property managers in Essen we renovate flats between move-out and re-letting. Measuring, work and handover follow a fixed sequence so the flat is ready on the agreed date.

FAQ
Frequent questions from Essen
Your question is not listed? Call us or send us a message – we answer personally.
May I paint the facade of my colliery house any colour I like?
Not always. Many historic estates in the Ruhr area are listed or subject to a design bylaw that prescribes colours for render, windows and doors. The heritage authority or building department of the city can advise. We help with the coordination, prepare colour samples and carry out the coating exactly as approved.
Does scaffolding on the pavement in Essen need a permit?
If scaffolding stands wholly or partly on public ground, the municipal rules require a special use permit from the city, often with conditions for protecting pedestrians. We allow for the lead time of the application in our scheduling and agree erection and standing time with the scaffolder.
Why does mould come back after painting over it?
Because paint alone does not remove the cause. As long as the wall surface stays cold and moisture from the room air condenses there, the growth returns. We remove affected material, disinfect, dry and apply suitable coatings. Where the cause is structural, we recommend also having the insulation or window joints checked.
